Ilderton Road could be one of the first new developments using the proposed London Overground station that is due to open in around 18 months, Surrey Canal Road station. This new station will connect the occupants of the development to Canada Water, Shoreditch High Street and Hoxton.

Having a new station available to the residents makes the site highly suited for BTR, Co-Living, Student Housing and also Build-To-Sell.

A resolution to grant planning has been made for the erection of a 15-storey building comprising 59-apartments (43 private & 16 affordable) alongside 4,545 sq ft GIA of commercial space. The residential areas total 39,626 sq ft NIA with 27,219 sq ft private sale and 12,409 sq ft affordable.

The site is approximately 0.15 acres and currently occupied by a vehicle repair garage and car wash, however, it can be sold with vacant possession.

The surrounding area is undergoing a significant change and has had 712 new homes completed as part of Southwark's Old Kent Road Area Action Plan, which includes plans for 20,000 new homes and regenerating the area.
